Areas include furniture placement, movement of furniture, balance in a room, decluttering, general repairs, creating a clean, modern look that one would find in a model home. It can be as simple as using your own furniture, or as creative as using rental furniture in an empty house, as well as adding small accessories if needed. It is essential to remember that the cost of home staging is almost always lower than the cost of an initial price reduction.

It is not uncommon for staged homes to receive offers that exceed the original asking price, which can lead to bidding wars in favor of sellers!

Certainly, many people have been selling their homes for years without the help of home stagers. So the question you need to ask yourself is how long do you want to stay with your home on the market and how much money are you willing to lose on low offers and price cuts. Since these are the two most common frustrations homeowners face, I urge you to ask yourself how much time you have to waste waiting to sell your home. Again, the idea is to set your home apart from all the others that have leaky faucets, unusual paint colors, and poor furniture placement, as these items will make buyers tired of the work ahead and wondering if their furniture will look great in a home like that.

This is such a wide range because you have to take into consideration so many things like square footage, price, and condition of the house, and whether there are any current furnishings or if they need to be. replaced with rental or new furniture. Empty houses are hard to sell. This is why home builders have model homes. It’s hard to imagine the house until you can see a layout and then have your own ideas of what your furniture will look like there. Some homes just need a simple rearrangement of furniture, placement of pictures and artwork, a fresh coat of paint, and a bit of decluttering. Others require several minor repairs, rental furniture, artwork, and landscaping. Ultimately, it’s best to listen to your Home Stager because they have your best interests at heart, since your results depend on it. Some Stagers charge by the hour and others by the square foot. Myself, I invoice to the project in order to protect both the client and myself in terms of time and cost.
How do I choose a Home Stager in my area?
You can look on the internet by doing a simple Google search as this is always your best bet as it will show you articles and websites from those in your area. Myself, I reside in Orlando, Florida and cover the Central Florida region. You may want to ask your real estate agent who they recommend or if they use someone who works exclusively for their agency, as this is common. Referrals are always a good way to go, just like with any other service.
More importantly, you’ll want to know the stats. What I mean by that is how quickly the homes sold, how many offers their customers received, and what the final sale price was. Was it their asking price, above that amount, etc. If the client put their home on the market for several months and then decided to stage it, what did they see as a result? Having a home that suits your personal tastes well is different from catering to the emotions of the actual buyer. Ultimately, as a seller, you only care about the final price and how long it takes to sell it.
